Project Highlights
This medical office project was originally planned to be developed by the hospital, but was subsequently taken over by Ensemble after the hospital decided to seek an outside developer through an RFP process. Although the hospital had completed the design and the building was ready to permit, Ensemble worked with the hospital in minor re-designs to increase square footage, save cost and make the building more patient-friendly from an access point of view. Ensemble had total responsibility for these re-designs, contractor selection and construction management, financing and capital structure, and management and leasing. We cooperated with an outside leasing company on leasing since they had an existing relationship with the hospital that we thought beneficial to preserve. This project totals 80,000 square foot GLA and 77,000 RSF. It is four stories with a basement. It is totally new construction and included the development of a seven-acre site designed for future phases of medical offices. The project was completed in June 2002.
Challenges
The main issue with this project, as with any medical office project, was achieving the leasing goals established by the hospital and the developer. Deer Valley was a relatively new hospital for John C. Lincoln and the area was not well known. Despite these challenges, Ensemble first developed an attractive leasing package with the cooperation of the hospital and then worked every resource available, including marketing to tenants in other Ensemble buildings. The result of these efforts was a project that was already 90% leased as the first tenants moved in and we are now working with the hospital on the second phase.
Testimonial
Excerpt from a letter written by Dan C. Coleman, President & CEO, John C. Lincoln Health Network
“…While RFP Processes don’t always end with a good experience and product, I’m happy to report that our experience with Ensemble has been excellent. We were very impressed with their knowledge of our business and their sensitivity to the various issues we have to balance. They did a great job working with physicians with their wide-ranging agendas and decision-making styles. We found the fact that they had developed a good reputation in the other buildings in the Phoenix area that they own and/or manage was a real positive for our building.
While the challenges associated with our project were significant, Ensemble did a terrific job, first of all, in getting the building leased up with the kind of tenants we wanted. Secondly, they have done a wonderful job of operating the building. I have not seen such solid physician satisfaction in another medical office building. They understand the needs of physicians and are able to work with those in a manner that is beneficial to all concerned...”
